OWNER-SIDE OVERSIGHT, ASSET CONTROL & PROJECT EXECUTION
Across Canada and the United States
Stellaris operates on behalf of ownership, stepping into active properties and projects to provide oversight, structure, and control, ensuring execution, decisions, and outcomes remain aligned with the owner’s position at all times.
Independent. Structured. Owner-aligned.

PROJECT & OPERATIONAL STABILIZATION
We take over active or challenged projects and operations, identify breakdowns, and re-establish structure, coordination, and control to bring execution back on track.
OWNER REPRESENTATION & CONFLICT RESOLUTION
We represent ownership in contractor and project-related matters, addressing misalignment, disputes, and communication gaps to protect the owner’s position and ensure decisions remain controlled and objective.
ASSET OVERSIGHT & CAPITAL PLANNING
We oversee assets with a focus on long-term performance, capital planning, and lifecycle strategy — ensuring properties are managed with foresight, structure, and financial awareness.
CONSTRUCTION & PROJECT OVERSIGHT
We oversee construction and capital projects on behalf of ownership, ensuring execution is coordinated, critical steps are not overlooked, and work remains aligned with scope and project intent.
Why Work With Stellaris
PROJECT RECOVERY & TROUBLESHOOTING
We step into active or challenged projects to identify issues, re-establish structure, and realign execution, helping bring control back to projects that are delayed, mismanaged, or off track.
OWNER REPRESENTATION (ACTIVE PROJECTS)
We represent ownership throughout active construction and capital projects, managing communication, coordination, and decision alignment across contractors, consultants, and stakeholders to ensure the owner’s position is maintained at every stage.
OWNER-SIDE REPRESENTATION
We maintain no financial relationships with contractors or service providers. Our sole obligation is to ownership, ensuring every assessment, recommendation, and decision is objective, aligned, and structured to protect the asset and the owner’s position.
Infrastructure and operations expertise
We bring hands-on understanding of building systems, waterfront infrastructure, and property operations to identify risks, inefficiencies, and gaps others overlook, ensuring decisions are informed, practical, and aligned with execution.
Independent cost and proposal review
We review contractor proposals, flat-rate pricing structures, and scopes of work to identify overpricing, unnecessary items, and execution risks, ensuring full clarity, alignment, and control before any agreements are signed
Long-term asset planning
We support long-term capital planning with a focus on lifecycle performance, risk reduction, and operational continuity, ensuring properties are managed with structure, foresight, and a clear understanding of future requirements.
CONSTRUCTION & PROJECT OVERSIGHT
We oversee construction and capital projects on behalf of ownership, applying practical construction knowledge and field awareness to monitor execution, identify issues early, and ensure work is properly sequenced, coordinated, and aligned with project scope and standards throughout all phases.
PRE - CONSTRUCTION ADVISORY & PROJECT PLANNING
We advise owners prior to construction, reviewing renovation plans, project scope, sequencing, and potential risks to ensure clarity before engaging contractors, helping prevent costly mistakes, misalignment, and incomplete planning at the early stages of a project.

Maritime Market & Marina
Vancouver, BC
Led owner-side oversight and execution of capital upgrades across three commercial buildings totaling over 62,000 sq.ft., improving aging infrastructure within a fully active, public-facing environment. The scope included façade restoration of a 100-year-old barn structure, resolution of electrical deficiencies, and remediation of water ingress issues at window systems.

Coordinated contractors, managed project sequencing, and ensured continuous alignment with ownership objectives from planning through completion.
Oversaw upgrades to electrical systems, office units, and interior/exterior finishes, along with detailed inspection and correction of mechanical and drainage systems, preventing leaks, safety risks, and long-term deterioration.
Result: completed a complex, multi-building upgrade within a constrained environment in under three months, improving asset condition, operational continuity, and long-term performance.
Including tenant-sensitive execution and risk-controlled delivery within an active commercial setting.

How We Work
01
Assess
We conduct a structured evaluation of the property — reviewing building systems, operational workflows, and infrastructure condition to identify risks and establish a clear baseline.
02
Plan
We develop a prioritized strategy aligned with your goals and budget: maintenance schedules, project scopes, capital plans, or operational improvements — documented and ready to act on.
03
Oversee
We manage or supervise execution — coordinating contractors and staff, monitoring work quality, representing your interests on site, and addressing issues as they arise.
04
Report
Ownership receives clear, structured reports throughout the engagement. No surprises, no gaps — just consistent documentation of activities, decisions, and next steps.
Whether you're planning a capital project, dealing with a contractor proposal, or looking to bring more structure to your operations — we're available for a 20-minute conversation.
